Site Selection Analysis: Commercial Real Estate -

Zoning Maps // 01

The challenge: Determining areas within the City of Toronto are considered 'optimal' for commercial real estate use is no easy feat. Our client, a private commercial real estate developer, needed to understand the varying zoning categories in the city, to supplement their decision making process for the construction of a multi-use development.

Our solution: By using the City's zoning datasets, alongside real estate data (active building permits), OP Spatial was able to provide a cartographic solution, highlighting which areas of the city were designated for the development of commercial real estate.

A Study of Public Transportation Deserts and their Effects on Social Injustice // 04

The challenge: Public transit deserts, areas that lack sufficient public transportation, can be seen as a global problem. Many citiesaround the world are unable to provide it's resident with effective, and efficient, public transportation systems. Our client, was concerned with 10 municipalities within the the Golden Horseshoe (a region in south-western Ontario, Canada).

Our solution: Pulling on various analysis and GIS mapping techniques, we were able to determine a pattern between social injustice and public transportation in the survey area, by analyzing and determining locations/spatial patterns of public transit deserts within the 10 municipalities in question.

Site Selection analysis: Wealthpreneur // 02

The challenge: Visualizing the locations of your clients is difficult especially if it's over a large geographic area. Our client, Wealthpreneur Inc., an established Financial services firm, wanted to better understand the spatial distribution of their clients within the GTA (Greater Toronto Area), and
surrounding area. They had the goal of selecting various, 'optimal' locations for a series of wealth education seminars.

Our solution: With access to various datasets provided to us by the client, we were able to successfully provide them with a visualization of 1) Where most of their clients resided in the GTA 2) What rental locations were available in the city 3) Which rental locations were located in close proximity to public transit routes.

Multi-Criteria analysis (MCE) for a Hospital Site Selection // 03

The challenge: An optimal site for a new hospital, in any given area, is a task that city planners are often responsible for. Being able to fuse various criteria (i.e. population distributions, nearest health-care facilities and other selection criteria) in one deliverable is not easily carried out.Our client was interested in choosing a new hospital location in the Windsor Essex County, with close attention payed to the various mentioned above.

Our solution: Using datasets that adhered to the selection criteria, along with various other
GIS and cartographic principles/technigues, OP Spatial Consulting, succesfully selected an 3 optimal locations
for our client with supportive facts and evidence.

The challenge: Picking an ideal school location is accompanied by various factors that are essential in selecting
an 'ideal' location. Our client, the Hellenic Community of York Region, had tasked us with an initiative to
select an optimal location for a cultural community center in York Region, Ontario, Canada.

Our solution: Drawing upon various avenues of information (i.e. datasets and data packages), OP Spatial was able to select
several locations that would serve the community well, by using sophisticated spatial and demographic analysis, tools
and processes.
